Anthem Country Club Real Estate in Henderson
Anthem Country Club is a guard-gated residential community in Henderson, Nevada, with a separate private country club. Start a home search with the layout, lot, condition, and HOA costs. If golf or club activities matter to you, check those membership terms as a separate step.
This is not Sun City Anthem, and buying a home is not proof of club access. This page does not embed listings. Browse homes on Diana’s external RE/MAX site, or talk with Diana Valento, REALTOR® with RE/MAX Reliance, about a tailored Anthem Country Club search.

Where Anthem Country Club Is—and What It Is Not
Anthem Country Club is in Henderson’s Black Mountain foothills. The private club gives its address as 1 Club Side Drive, Henderson, NV 89052. Use that as a location reference, not as a boundary for the homes around it.
The Anthem Country Club Community Association is the homeowners association (HOA). Its public site describes a guard-gated community with residential variety and people of all ages. Sun City Anthem is a separate 55-plus community. A shared Anthem name does not mean shared rules, dues, or facilities.
Check the route from the actual house to the places you use most. Visit at the times you expect to travel. A club address or a quoted drive time does not show the trip from every home, and gate procedures can affect how you enter.
Choosing a Home in Anthem Country Club
Anthem Country Club has builder-designed homes as well as custom homes. Look beyond the country-club name. Start with the space you need and the work you want to take on. Compare room layout, lot setting, outdoor space, and upkeep before judging a home by finishes alone.
| Search priority | What to compare at each home |
|---|---|
| One-level living | Steps at entries, bedroom layout, garage access, and the route to the yard—not just the story count. |
| More room or custom features | Room sizes, guest space, storage, heating and cooling zones, and the upkeep that comes with the layout. |
| Golf-edge setting | The exact course edge, cart routes, outdoor space, ball exposure, and what you see from the rooms you use. |
| City or mountain views | The view from inside and outside, nearby buildings and trees, lighting, and any written limits that matter to the lot. |
| An updated home | Permits, HOA approvals where required, work dates, contractor records, and what systems were not replaced. |
Ask for the recorded subdivision name and the assessor’s parcel number, which identifies the tax parcel. Match those records to the address and HOA documents. A marketing name, map pin, or photograph does not settle the home’s boundaries or its rights.
For a view home, stand in the rooms and yard where you will spend time. Look at rooflines, trees, walls, and nearby lots. Ask a title expert or attorney about any recorded rights or limits that matter to your decision. Do not assume a view stays the same because it appears in a listing photo.
Golf and Private Club Options
Anthem Country Club’s official golf page identifies its course as a Hale Irwin and Keith Foster design. The club’s membership page lists an 18-hole course and a practice area. This is the club’s own course, not an automatic benefit attached to every home.
The club’s membership page describes membership by invitation, with sponsorship by an existing member. It also says living inside the gated community is not required. Ask the membership office how the current process works for you; a property seller cannot answer every admission question.
| Club option | Published benefits to discuss | Ask before relying on it |
|---|---|---|
| Social | Tennis, pickleball, fitness, the club pool, dining, and social activities. | Current access, guest rules, charges, and any limits for the people who will use it. |
| Golf | The course and practice area, plus the other listed club facilities. | Admission, playing rights, tee-time rules, cart terms, and the full fee schedule. |
| National Golf | An option the club describes for members who live outside the greater Las Vegas area. | Residency eligibility and the current round allowance; do not assume this fits a local home purchase. |
These are summaries of the club’s published membership categories, not a fee quote or an offer of membership. If a home is advertised with a membership, ask the club what can transfer or be arranged. Put any agreed sale terms in writing instead of relying on the ad alone.
More Than Golf—Within the Club
The club lists six tennis courts and four pickleball courts. Its fitness and pool page describes exercise classes and a club pool with lap lanes and a leisure swim area. The pool is described as seasonal, so check the current schedule. Dining and social activities also appear in the membership categories.
Start with the activities you will use, then ask about access, hours, guest limits, reservations, and extra charges. Do not buy a membership based only on an amenity list. Get the current terms for your chosen category.
HOA Records, Gates, and Day-to-Day Use
The HOA and club are separate organizations. Keep their documents and costs in separate parts of your purchase file. An association payment is not a substitute for a club membership agreement.
| Record set | What to request |
|---|---|
| Home and lot | Seller disclosures, inspection reports, title papers, a suitable survey if needed, permits, and repair records. |
| HOA and any other association | Resale disclosures, governing rules, current dues, budget, reserve information, planned assessments, and owner maintenance duties. |
| Private club, if you want to join | Current membership packet, fees, dues, approval process, user and guest rules, and any written terms tied to the sale. |
The HOA’s resale-package page says it uses HomeWiseDocs for ordering and delivery of resale and lender documents. Ask your agent and title team to arrange the package for the exact property. Read the rules, budget, funds set aside for future work, and planned charges—not just the dues figure in an ad.
Ask who maintains the yard, pool, walls, and any shared areas. Check parking, rentals, guest access, and rules for work on the home. If more than one association or assessment applies, ask what each one covers. Do not assume two bills pay for the same thing.
Arrange Gate Access Before a Visit
The HOA’s public gatehouse overview says its front entrance is staffed around the clock. Visitors need resident approval and a government-issued photo ID. Arrange a showing and entry approval rather than arriving for an unplanned drive-through.
The same page describes a request-based House Check service. Confirm its current scope before relying on it while you are away. Access control and checks are not a guarantee against crime or property loss, and they do not remove the need for upkeep or insurance.
A useful detail to verify: the HOA page also mentions a Willow Knolls pool “when it is in service.” That is not the club pool described above. Ask which non-club facilities, if any, serve the home and what use rights and current conditions apply. Do not assume every pool has the same owner or access rules.
Check Condition and Remodel Plans
Judge the condition of the actual home, not just its style. Ask when the roof, heating and cooling equipment, water heaters, pool systems, and major appliances were replaced or serviced. A fresh kitchen does not show the age of the systems behind it.
Arrange a home inspection and add roof, pool, structural, or other specialist reviews as needed. Ask what each inspection covers. Review findings and repair estimates within the purchase contract’s deadlines; do not assume every visible finish was part of an approved remodel.
For past work, request city permits, final inspection records where needed, and HOA approvals. For a future addition, new pool, exterior change, or other project, ask the HOA about its review process and ask Henderson building staff which permits apply. One approval does not replace the other. Do not plan on a change until the proper offices have reviewed it.
Schools and Everyday Needs
Use the Clark County School District zoning page to reach its address-based school search. Check the exact home and school year, then confirm any question with the district. A school’s distance from the house does not prove the assigned zone. This guide does not promise a school assignment or rate schools.
Walk through your normal week as you compare homes: errands, work, visitors, pets, deliveries, and travel. Check the rules that affect those uses. If you also want a west-valley golf community comparison, our Red Rock Country Club guide covers a separate community in Summerlin; it is not an Anthem neighborhood.

Keep the purchase budget separate from ongoing costs. Add taxes, insurance, association charges, repairs, utilities, and upkeep. Add club costs only if you plan to join. Ask who the agent will represent and agree on the services and written fee terms before you start.

Selling an Anthem Country Club Home
Help buyers see what is documented. Gather the HOA information, repair dates, permits, approval letters, warranties, and details about the lot. Keep any club membership terms separate from the home’s features. Ask Diana for a property and price review based on relevant recent sales, condition, and setting.
1% Listing-Side Fee for Home Sellers
Diana lists homes for a 1% listing fee, with a $3,500 minimum for homes under $350,000. This covers the listing side only. It is not the total cost to sell. Any buyer’s agent pay is separate and negotiated. Exact terms are set in a written listing agreement.
Anthem Country Club FAQs
Is Anthem Country Club the same as Sun City Anthem?
No. These are separate Henderson communities with separate associations. Sun City Anthem describes itself as a 55-plus community. The Anthem Country Club HOA describes its community as welcoming people of all ages. Do not apply Sun City rules or amenities to a Country Club home.
Does buying a home include country club membership?
Do not assume it does. The HOA and the private club are separate entities. Ask the club about admission, current fees, and any membership mentioned in a home sale. Get the club’s terms and the purchase terms in writing.
What golf course is in Anthem Country Club?
Anthem Country Club has its own private 18-hole course designed by Hale Irwin and Keith Foster. Check playing rights with the club. A golf-edge home or a golf view is not proof that the purchase includes golf access.
How much are the HOA dues?
Get the current amount for the exact home from the HOA resale documents. Check every association or assessment that applies, what each charge covers, and any planned changes. Club fees are a separate question; this guide does not quote current dues.
Which schools serve an Anthem Country Club address?
Use the Clark County School District zoning search for the exact home and school year. Confirm the result with the district before relying on it. Nearby schools are not proof of an assigned school, and zones can change.
Can I remodel a home after buying it?
Ask the HOA about design review and ask Henderson building staff which permits your work needs. Get past permits and approval records for changes already made. An HOA approval does not replace a city permit, and a past approval may not cover a new plan.
